How to prepare your plot for a modular home

Before delivery, your plot needs access, foundations and utility connections. This guide explains what to check and what to agree on early.

A modular home arriving by specialist transport

Start with the plot and the home’s position

Tell us where the plot is and how you plan to use the home. Send a site plan if you have one, marking where you would like the home to stand.

Before work starts, confirm the approval requirements for the location and project. These requirements, along with the home’s position, can affect the order of work and delivery schedule.

1. Check vehicle access

Look at the entire access route, not only the entrance to the plot. Road width, bends, gates, the road surface and overhead obstacles all matter. Photos of the route and any difficult sections will help.

The delivery team also needs to assess space for unloading and a crane. We agree on the clear space and vehicle route for your chosen home before booking delivery.

2. Agree on the foundations

The foundations need to suit the house structure, position and site conditions. A solution used for another home may not fit yours. Start with the support points and foundation requirements for your chosen model.

Before construction begins, we agree who prepares the foundation design, who carries out the work and how readiness is checked. Foundations must be complete to the agreed plan before the home arrives.

3. Prepare utility connections

Check the options for electricity, water and drainage. If connections are not yet available, include the time needed to arrange them in the overall schedule.

We coordinate connection points with the floor plan. Before digging or laying cables and pipes, confirm the home’s entry points and who will complete the external connections.

4. Agree on responsibilities

The quote and contract set out what Rivero arranges and what the customer prepares. We discuss foundations, groundworks, transport, the crane, installation and external utility connections separately.

We agree the delivery date around site readiness. If preparation work is delayed, tell us early so we can adjust the installation plan.

What to send before our first conversation

  • The plot location.
  • Any available site plan and your preferred position for the home.
  • Photos of the access road, gates and unloading area.
  • Information about electricity, water and drainage.
  • The model you are considering and your preferred timing.

If you have not chosen a home or plot yet, we can start with what you already know.
